Your weekly or monthly payment covers all essential business operating expenses, including all utilities (electricity, water, gas), high-speed Wi-Fi, 24/7 security, professional cleaning of common areas, and on-site laundry facilities. There are truly no hidden fees, unlike traditional commercial leases.

Broadway Management provides FREE, one-on-one business guidance to ensure you launch smoothly. This support includes assistance with critical steps such as: Licensing & Permits: Understanding and obtaining the necessary local and state documents. Business Structure: Advice on registering your company (LLC, Sole Proprietorship, etc.). Marketing Basics: Recommendations for promoting your new location to your existing clientele. We act as your partner to help streamline the setup process, allowing you to focus on your clients and craft.

You have the ultimate freedom. All Broadway Studio Owners are granted 24/7 Secure, Key Card Access to the facility. This means you can set your own schedule, accommodate any client, and maximize your earning potential without building hour restrictions.

Total control. We want your space to authentically represent your brand. You are encouraged to decorate, paint, and customize your studio to create a unique and memorable environment for your clients. This is your space.

We proudly support a diverse and thriving community of independent professionals across the entire health, beauty, and aesthetics spectrum. If your business requires a private, customizable, and professional setting, you are welcome! This includes, but is not limited to: Hair Professionals: Stylists, Colorists, Barbers, Skin & Esthetics: Estheticians, Lash Technicians, Microblading/Permanent Makeup Artists, Laser Hair Removal Specialists, Body & Wellness: Massage Therapists, Reflexologists, Tattoo Artists, Teeth Whitening Specialists, Med-Spa & Injectables: Nurse Injectors, Nail Professionals: Manicurists and Pedicurists (with the EXCLUSION of services involving acrylic systems due to air quality and facility requirements).

Single Suites: Ranging from approximately 95 to 150 square feet, ideal for the individual professional who values privacy and a tailored client experience. Double & Triple Suites: Ranging up to 325+ square feet, these larger studios are designed for partners, co-workers, or professionals who require extra room for specialized equipment or high-volume business. We encourage you to visit during a private tour to see the size differences and choose the suite that best fits your immediate needs and long-term vision.

Pricing varies by location. Pricing and budget can be discussed during your private tour. In most cases, studio pricing is very similar to traditional chair rental. It’s more affordable than you think!

Professional cleaning is provided for all common areas and restrooms. Tenants are responsible for cleaning and maintaining the inside of their suites.

Our studios are 100% turnkey, meaning you can launch your business immediately and avoid the massive startup costs of a traditional salon build-out. The initial costs/deposit can be as low as $500 – $750 (2 – 3 weeks rent).

Yes. While your studio is private, you’re part of a supportive network. We offer an Exclusive Studio Owner Private Lounge for breaks and networking, as well as shared, pristine common areas and on-site laundry facilities, all professionally maintained.
